BuyersWhat is lease-to-own here?

You pay a monthly amount over a 25-year term that starts when homes are ready to move into. Luminare Homes owns and manages the homes during the term. At the end of year 25, ownership of each home is expected to transfer to the occupant under the lease-to-own contract.

BuyersIs this a rental?

It’s a lease-to-own path toward ownership, not a standard rental, for a planned 23-home project. No site is assigned yet, and registering interest doesn’t reserve a home or create a contract.

BuyersWhat’s included in the home?

A fridge, stove, dishwasher, washer and dryer, a built-in bed frame with storage, built-in closets and a Juliet balcony. Each home is about 450 sq ft.

BuyersIs there a deposit?

No deposit is taken. In place of a deposit, each lease-to-own buyer buys one $5,000 note at signing. The note builds credit towards the purchase of your home. If you buy your home early, you can choose to apply it to the buyout price. It also acts as your security: if you default on your lease, amounts owed can be set off against it. Your monthly lease-to-own payments over the 25-year term are separate. Full terms and risks come with the application window.

BuyersCan I buy my home early?

An early home buyout option is planned, but it is not available in the first five years: there are no buyouts before the end of year 5. After that, a limited number of buyouts are allowed each year, each with lender consent. The buyout price follows a set formula in your agreement. It’s higher in years 5 to 10, then based on your home’s share of what’s still owed. Details and the final terms come with the application window.

BuyersAre these real, permanent homes?

Yes. Once placed on permanent foundations and connected to services, the homes are permanent buildings. How ownership is registered will be set out in your contract.

BuyersWhen can I move in, and where?

Not yet scheduled, and the Alberta community is to be announced. Join the waitlist and we’ll email you when a community and application window are confirmed.

BuyersHow are the homes stacked?

Upper homes are set by crane onto reinforced lower homes, so no separate steel frame is needed. Lower homes are strengthened to carry the home above them. The structural design is preliminary and will be confirmed by engineers.

BuyersWhat are ground screws?

Steel foundation shafts with a spiral blade, also called helical piles. A machine twists them into firm soil. There’s no concrete to pour and nothing to cure.

MunicipalitiesHow long does construction take on site?

We’re currently estimating about 23 weeks (roughly 5.3 months) from the start of site work to substantial completion. Because homes are manufactured off site, delivery is significantly faster than a conventional build.

MunicipalitiesWhat building code applies?

The National Building Code, Alberta Edition 2023 (NBC(AE) 2023), in force since May 1, 2024, along with the National Energy Code of Canada for Buildings 2020.

MunicipalitiesHow are factory-built homes regulated in Alberta?

Modules must be certified under CSA A277 by an organization accredited by the Standards Council of Canada. Modules with a valid certification are considered to comply with the Code for the factory-built portions. On-site work (foundations, structural connections, services and finishing) stays under municipal plan review and inspection under the Safety Codes Act.

MunicipalitiesWhat approvals are still required?

The normal suite under the Municipal Government Act and the municipality’s Land Use Bylaw: a development permit (or confirmation of permitted use), building permit(s), servicing, development or encroachment agreements, and local engineering and off-site levies. Modular construction doesn’t exempt the project from these.

MunicipalitiesHow much disruption will neighbours see?

Disruption is expected to be shorter and more contained than conventional construction. The main activities are foundations, module delivery and placement, and final connections. A construction management plan for traffic, noise, dust and site security is submitted with the permit applications.

MunicipalitiesHow are utilities connected?

A separate mechanical building in the courtyard centre is where the building’s services start: water, sewer, power and data. Lines run to each home and connect with quick connections.

MunicipalitiesWhat is a municipality asked to contribute?

Land, if it can. The project can proceed with land bought in the ordinary way. A donated or nominal-cost parcel already in inventory simply keeps more of the monthly payment in the home. A municipality isn’t asked to lend to households, operate the building or underwrite mortgages.

MunicipalitiesWill the homes pay property tax?

Yes. Once complete and occupied, they’re assessed and taxed in the normal manner under the Municipal Government Act and the municipality’s tax bylaw.

InvestorsWho owns and manages the project?

Luminare Homes owns and manages the homes during the 25-year term, including day-to-day management and lease-to-own administration. At the end of the term, ownership of each home is expected to transfer to its occupant.

InvestorsHow is the project funded?

Expected sources are a conventional first mortgage from a financial institution, owner equity, and notes (each lease-to-own buyer buys one $5,000 note at signing in place of a deposit). We share detailed terms directly with interested parties. Please use the contact form.

InvestorsIs this an offer to invest?

No. This website is general information only. Any investment offering would be made only to eligible investors, with proper documents, under applicable securities rules.

PartnersI’m a trade or supplier. How do I get involved?

Send us a note through the contact form with what you do and where you’re based. We’ll be in touch as the project moves toward its build phase.
