Living area with oak floors and large windows (rendering)

For home buyers

A small home you can work toward owning.

23 modular lease-to-own homes. About 450 sq ft each. Alberta community to be announced. Register your interest. No obligation.

How it works

Lease-to-own, in plain words.

1 · Register your interest

Join the waitlist below. It’s free, with no obligation, and doesn’t reserve a home. We’ll email you when a community and application window are confirmed.

2 · Apply when the window opens

Application criteria and full terms are published with the application window. No deposit is taken. In place of a deposit, each buyer buys one $5,000 note at signing. The note builds credit towards the purchase of your home. You make monthly payments, and ownership comes at the end of the term.

3 · Move in and pay monthly for 25 years

The 25-year term starts when the homes are ready to move into. Luminare Homes owns and manages the homes during the term.

4 · Ownership is expected to transfer

At the end of year 25, ownership of your home is expected to transfer to you under your lease-to-own contract. Want to buy sooner? An early buyout option is planned, but there are no buyouts before the end of year 5. These are real, permanent homes on permanent foundations.

Target monthly range: $950 to $1,250, depending on the home type (first-year amounts, expected to rise about 1.3% a year over the 25-year term, and could be more in some years, capped at 3%). This is a target, not a locked payment. Not a standard rental listing. Units are not yet assigned to a site. Registering does not reserve a unit or create a contract.

Quick answers

Buyer questions.

When can I move in?

Not yet scheduled. We’ll email the waitlist when a community and application window are confirmed.

Where will it be?

Alberta. The exact community is to be announced. Tell us which towns you’d actually move to when you register.

Is this a rental listing?

No, not a standard rental. It’s a lease-to-own waitlist for a planned 23-home project. No site is assigned yet.

Do I need perfect credit?

Application criteria will be published with the application window. Registering now only signals interest.

Is there a deposit?

No deposit is taken. In place of a deposit, each lease-to-own buyer buys one $5,000 note at signing. The note builds credit towards the purchase of your home. If you buy your home early, you can choose to apply it to the buyout price. It also acts as your security: if you default on your lease, amounts owed can be set off against it. Your monthly lease-to-own payments over the 25-year term are separate. Full terms and risks come with the application window.

Pets? Parking?

Building and site rules will be set with the host community and shared before anyone applies.
